How to Restore and Paint Wooden Sash Windows in Hertfordshire Heritage Homes
Wooden sash windows are one of the most defining characteristics of heritage properties in Hertfordshire, particularly in the strict conservation areas of Welwyn Garden City and St Albans. However, being exposed to wet winters and hot summers, these classic timber windows are prone to rotting, sticking, and paint flaking.
Restoring and painting sash windows is a highly technical task that requires careful preparation and the right materials to ensure they look beautiful and function smoothly for years.
In this guide, we break down our professional step-by-step process for restoring and painting wooden sash windows.
The Common Challenges of Historic Windows
Unlike modern PVC, historic timber expands and contracts with humidity. Over decades, layers of old lead paint accumulate, causing sashes to stick. Moisture gets trapped under cracked paint, starting dry rot inside the sash rails and sills.
To restore sashes, you must address both the functionality (smoothing the slide) and structural integrity (repairing rot) before applying any paint.
Step 1: Dismantling and Paint Scraping
The key to a long-lasting paint finish on sashes is removing bulk layers of historic paint.
- Scraping: We scrape off flaking and bubbled paint down to the raw wood grain.
- Removal of Hardware: Sash fasteners, pully systems, and weights are cleaned or temporarily detached.
- Sanding: We sand the sash rails and frame using dust-extraction sanders. Keeping dust down is critical when working on heritage projects, as it prevents fine particles from spreading inside your house.
Step 2: Restoring Rotten Wood with Epoxy Resins
We never just paint over soft, rotten wood.
- Rout Out Rot: We cut away soft, rotten fibers down to solid, dry timber.
- Wood Preservative: We apply a liquid wood hardening agent to protect the remaining fibers.
- Epoxy Fillers: We fill the cavities with high-performance epoxy resin compounds (such as Dry Flex by Timbabuild). Epoxy wood fillers flex and contract along with the timber, meaning they won’t crack or fall out like standard polyester fillers.
- Slicing Timber (Splicing): If a sill is completely rotten, we cut away the entire section and splice in a new piece of matching durable hardwood.
Step 3: Glazing Putty Check
Old putty around glass panes dries out, cracks, and falls off, allowing rainwater to seep into the wood behind the glass.
- We remove loose putty.
- We apply premium metal-glazing silicones or traditional painters’ putty to reseal the glass pane perimeter.
- This step prevents water ingress, which is the primary cause of glazing bar rot.
Step 4: Applying Primers and Undercoats
Bare wood must be fully sealed before receiving topcoats.
- We apply a specialized wood primer containing rot inhibitors.
- On resinous timber (like pine knots), we apply shellac-based primers to prevent sap from bleeding through and causing yellow stains.
- An undercoat is applied next to provide a solid base coat for the topcoat to adhere to.
Step 5: Cutting-In and Painting the Topcoats
We apply two coats of high-durability exterior paint. In conservation zones, a semi-gloss or satin finish is usually preferred over ultra-high-gloss.
- The Paint Line Trick: When painting sashes, we paint slightly onto the glass (about 1-2mm). This creates a physical paint seal over the glazing putty edge, preventing rainwater from slipping behind it.
- Smooth Operation: We apply thin, even coats to the sliding channels (running tracks) and apply wax or lubricants so the windows slide effortlessly when dry. This restoration process is a key part of our bespoke exterior house painting services across Hertfordshire.
[!IMPORTANT] A Note on Conservation Rules: Properties in Welwyn Garden City (especially Handside and Sherrardspark) are subject to Estate Management Scheme rules. Replacing timber sashes with plastic PVC is generally forbidden. Restoring existing wood is not only more cost-effective but preserves your property’s value.
